Sad, but true story...
- Couple I know, never married, no kids. Girl buys home in 2000s, boy couldn't afford to support, she said ok. She's been paying everything since. - Apparently he didn't pay anything 'official', like rent, electricity bill, (always) groceries, etc. - They break up post-Covid (2022?), was a bit bitter. - Apparently few months ago, she was served with (legal) papers; he's suing her for 50% of the home (She had to research it; there's some kind of 2-yr statue of limitations; he served her at 23 mths.)
Apparently he's always been bad with money. He couldn't 'help' with the bills cuz he was in debt (near bankruptcy) at the time, so she gave him 5 yrs to figure that out... I guess he never did figure it out. Bitter, bitter old man .... I'm sad.
Dude was with <big corp> for like ~20 years ... He might've been underpaid, but FFS he was paid decent...

A spouse seeking a constructive trust order must establish four requirements:
That by their contribution of money or labour, they enriched the legal titleholder of the property in question; Enrichment of the other spouse resulted in a corresponding deprivation to the contributor; There is no juristic reason for the enrichment (anything which might explain the differential, eg. a contract or gift); and There is a connection between the contribution made and the acquisition or improvement of the property in question. Without the fourth requirement, courts will only award monetary damages and not the property itself. Finally, courts award property in proportion to the contribution made.

Starting NOW taking a 3 Year Fixed has become a MISTAKE. Same for a 2 Yr & a 4 - Yr Because we KNOW mortgage rates are coming down. Soon 5 Year Fixed will be less than 4%, Yep, we will see 3.99% 5 Year Fixed rates in a few weeks Why NOT to take the 3 - Year Fixed? Because next Summer is likely the bottom of this Rates cycle & a 3 Yr takes you into 2027 & who knows if rates head back up. Take Variable & convert to a 5 yr Fixed at the Bottom or take the 5 Yr Fixed as soon as breaks through 4%

2 year was probably a little better considering the rates look like they will drop faster moving forward but the difference at the end of the day won't be too much. Considering my coworker renewed last month at 4.8%, I am happy with what I got.
