home owners are allowed to pull their own electrical permits. i personally think it's a bit silly, but you can in fact call ESA, get a permit under your name, do the work yourself and have a electrical inspector come check it.
Once you pass inspection they send you a certificate of inspection, your insurance company cannot do shit if the work was done legally and with a permit.

at least it's the gwai lo treatment and not the huk gwai treatment. It's pretty much gwai in my neighbourhood and no one bothers me. Mostly older folk. One house parks his Roush and M3 in the driveway and leaves his Porsche on the street. Another neighbour has a 996 and a 911 convertible and drive a new XKR and X5 for winter.

Just an example of what's down the street from me...we have a 60x120 lot and these make my lot look puny. We were originally going to buy in the Beaches, but for the money you get HELLA more where we ended up.

That's a community setup for preserving historical homes. People move old houses there, usually century old ones. It's a beautiful community no doubt and probably one of the more unique ones in the GTA.

ok, I was pretty upset last night that I didnt get the house. My offer was 365 w/ no financial conditions, 2 day home inspection w/ all appliances. They took the offer on 363 with zero conditions w/ all appliances.

whoever gave them the offer for 363 w/ zero condition pretty much shot themselves in the foot. The house has the screw in fuse fusebox w/ ancient wiring and very small other things i found wrong w/ it.

Im going to see my agent tomorrow to write up a registered offer on the 2nd house.

on the same hand, if i were a seller i would def take the no conditions offer so its all about timing..

50x100' lot .. 3bedroom side split.

Bought it off the original owner who wanted a nice young couple to have her house before she moved into the retirement home.

I put in an offer of 100$ more than asking price.. There was higher offers, but she took ours since we grew up in the neighbourhood.

yeah, that was pretty damn cool of the seller. that's what my agent was trying to tell to the seller that I grew up in the neighbourhood and I strongly feel it's the best neighbourhood for my son to grow up in.

in the end, they just dont give a fuck and took the highest fucking offer.

She wanted to meet the people who were buying her house, so she knew they were normal.

When we met her, she told us we could keep anything in her house.. I turned it around and said anything she doesnt want, she can just leave.. she was 90+ years old.. she had 3 weeks for her kids to sell the house and move her out, she shouldnt have to deal with moving all the crap out.

She left things like couches, and a single bed behind. Pots, Pans, Lawn Mower, Weed Whacker + some of her husbands old tools and stuff.

A lot of stuff went to garbage, but it was nice that she offered.. those things are expensive when you first move out.
