So how the fuck are you going to do 150k worth of renos? You do realize that "wet basement" is probably going to require you to dig around the entire house and waterproof and parge the foundation? That in itself is a huge job, then the rest is another cluster fuck. read what I said above I plan on doing just about everything except for hvac, wet basement, garage, electrical, windows and *MAYBE* roofing if I can get my buddies to help me. Im not doing the wet basement issue.
My bad man, sorry.
Good on you for being a good father, i'd do the same for my kids (if i had any). I don't really care about myself that much actually

im in richmond hill and enjoy it tons...great area, quite safe, value is and always been high with property, tons of shit to do, snowplows are on my street before 7am anytime it snows, and usually been cleared again by the time im home from work. it's north and central which is great for me, yeah lots of asians to put up with but whatever haha. as for 'one route downtown'...there are ways to bypass the traffic if you know which other routes to take along side the 404/dvp and then get on the hwy where it's less busy (not that i go downtown often, and if i do it's off hours anyways). as for jammed, dude i make it from maj. mack and leslie (west side of 404) to finch/middlefield in scarb. in 20 mins on a good morning (common) using my routes...going home is about the same almost daily, very quick...most days it's 25mins, 30+ if bad weather. it's only hwy 7 that is stupid busy, business driving hours and wkends it fuckin annoying...but 16th ave is always light, as is maj mack north of it, or take 14th which is south of 7. sauga to far west, meh. even when i was in north scarb, wasn't TO bad, depending on time of day. once you drive away from dvp/404 it's fine (except maybe mccowan rd. or kennedy rd.)

I'd rather live in Markham than Mississauga for my own reasons, but since you said it first care to share why you find Mississauga better than Markham aside from a personal bias  ? Are you insane? One route in and out of markham from downtown. Its always jammed. Coupled with the stupid house prices, the fob drivers, and the fact that you'll be getting the gwailo treatment from your neighbours.
What gwailo? It's mosly chinks and pakis there. Last I checked it's one route for people in durham to get to downtown as well...
I'll give you that Markham traffic is pure shit though since assholes can't even do the limit, but hwy 2 isn't all that peachy either.

c2k, are you sure you want to move in to place and still have to spend 120 - 150k in upgrades, the time it takes to complete, and to have to live there during renos.

For that price range, might as well do a tear down and custom build. Have them work around your current basement foot print and maybe the cost will be cheaper then what they have posted here: http://www.qualityhomes.ca/promo.html
I've heard many say that with the trouble of fixing old/bad houses it's actually cheaper to rip it down and build from scratch.

Like I said, Im not doing this for myself for the materialism/baller status, Im doing this to provide a better life for my boy.
Exactly the reason why we moved from Brampton into Mississauga. The main goal was to get our daughters into a better school district. We won't have enough money to send them to Montessori or private schools for the bulk of their education, so we're trying to do the next best thing and get them into a good separate school.

they were asking 310 and I offered 295ish w/ no conditions and an attractive deposit.
