I got the same rate on the new place as I did the old place (Prime - .75)

Take the two year term and rate but make the five year payment instead. It softens the blow if you get bit by a higher rate at renewal.

News flash: paying extra is key. Also water is wet.

so how real are these ratehub.ca rates? Are these nouveau fly by night companies offering too good to be true rates that will bite you in the end if things go sideways or are they legit?

Now that I have close dates on both ends, I need to finalize my rates. RBC gave me a rate that is not really attractive compared to what ratehub shows.

You should be shopping a mortgage like you would a car, gotta bargain and get the banks working against each other.

There's often a caveat with really good rates. 10/10 prepayments as opposed to 20/20, only for HR mortgages, only offered for closings under 30 days, and so on and on.

Know all the terms of the mortgage so you can compare lenders apples-to-apples.
