It's just under 1900 sq/ft. 3 bedrooms, 2.5 bath, upstairs laundry Master bedroom and ensuite are both big. Bedroom is about 15x17. The kitchen/dining/living room are one huge space. All open concept with 9" ceilings so the rooms look big. Could have done a bungalow but they are very wide and are built on the 46 and 50 foot lots. My lot is 40x110. Floorplan. 9" ceilings, sounds awesome 
1900 isn't bad at all, especially 2.5 baths and 15x17 master. I guess the picture makes it look smaller than it is, maybe it's the depth of the garage that gives the impression of minimal floor space. I just remember when I was shopping around, I found a few two storeys and couldn't believe the price. Once I checked them out I understood the pricing, I just couldn't understand why anybody would build a home in that fashion, everything was just stacked and crowded.
Just out of sheer curiosity, you said base price for your home was $300k, what did you add that was an upgrade, and approx. how much did it cost. The only reason I ask is because in the past I used to do electrical for new construction residential. I couldn't believe how much some "upgrades" cost the homeowner.

I think I mentioned above somewhere about upgrades and pricing. The builder delayed the survey a few times after we purchased the home due to the recession and not having alot of interest. With each delay the gave us "designer dollars" for upgrades. 9" ceilings, nicer hardwood and porcelain tiles, nicer cabinetry, glass shower enclosure, bigger lot, we got alot of upgrades for free. We paid for some stuff and the price on paper is $320k, but with all the free upgrades it's probably worth closer to $340k.
I know most people would do upgrades later but I'm not a very handy guy and I don't really know many people who are skilled to do things hence paying for upgrades. Some stuff was cheap. $9 sq/ft for the bamboo hardwood but things like spotlights were $175 each lol.

Yeah downtown Hamilton in the hood. Binbrook is awesome. Everything I need is under 10 minutes away. No traffic no crime. There is a piece of property right around the corner from me that has a house barn and a few small buildings for $650k. Oh and it's 55 acres.

ya, it's always better to pay up front and get the work done right away, pain in the ass, messy and more costly to do it down the road. And $9 a sq. ft for bambo floor? Damn, I know that price is probably installed but you can buy bambo flooring (actual 3/4" not laminate), for $2.49 a sq. ft at home depot, that's ridiculous what they charge in markup for the material and installation. Post pics of the inside when you move in!

It actually makes sense to do all the upgrades upfront. Reason why I say that is because to do the stuff after you move in can be a headache. Think of moving things out of the rooms that you need to renovate. Or the amount of dust/dirt that will be present. The problem with renos before you move in, is that you spend so much on the house sometimes you just can't afford to dump more into the house.
When we bought our house our builder was giving I think it was about $10,000 in upgrades, so through the builders we got flat ceilings, rounded edges, changed the layout of our kitchen (valence lighting)...etc. (can't remember what else).
Through our own contractors we did a few minor upgrades (ie. pot lights, crown moldings, changed the light switches to decor ones, paint throughout the house ).
You guys are so lucky to be able to get so much upgrade through your builders. Congrats on the great find.

We got a pretty sweet deal on appliances from Future Shop too. 2010 model LG fridge, gas stove, microwave and dishwasher all stainless steel and a Samsung washer and dryer for $5700 tax in. The exact same stuff was about $2k more at Lowes and Sears.
Things are coming along nicely, except that because of the long weekend, we have no appliances till Wed or Thurs this week. My cars are absolutely filthy because of the mud and my 2 dogs hate going outside without the grass to do thier business on.

Sounds like a good deal on the appliances. We'll probably need to replace ours soon (they are all older appliances that came w/ the house). We like black appliances, but SS is so popular now, you can get better deals and more models in that finish.
