Just let me chime in and say there's hope. Our boulevard has been beat up since we moved in 9 years ago. Every summer, we spend more and more time out there picking the weeds while the grass got more sparse. I know the main problem is that there isn't enough water and since we're south facing, everything dries out fast. The ground was getting hard and uneven. Last spring I said screw it and used the dethatching attachment on the mower except instead of putting it at a dethatching height, I put it as low as it could go; my ghetto version of ripping out the lawn and breaking up the ground. After that, we laid about an inch or two of triple mix and seed, watered and waited. The lawn started to come back and well, we still had to pull a few weeds, but the grass was certainly a lot stronger. Next year, it will be the backyard's turn.
Grass was especially bad where people would walk on the lawn to get to the mailbox.

this is the stuff we picked out weekly ... we only had time to go after the big ones because there were just too many.

this year, it's a lot better. one thing i learned is to not mow it too low. i know the lower it is, the more carpet like it is, but it dries out SO much quicker. now i use a medium height and the lawn retains a lot more moisture. i also put a path up for people to get to the mailbox but some douche bags still insist on walking on my lawn.

Where abouts in Markham are you? Looks like Cornell, but can't be since you've been there for a while.
Moving the mailbox would be epic, that would clean up your area nice and reduce the traffic, i'd push that hard.

well, don't let that last photo fool you. there are still weeds. But it's a LOT better. Basically, when I "dethatched" i probably went down a 1/4" below the surface of the ground at the time. it ripped out all the grass. all the small baby weeds were probably destroyed. any larger roots we saw we dug them out then. after laying the new soil and seed we were out there every weekend keeping up with them but since it was growing in relatively loose soil at that point, it was easy pickin's. probably an hour every weekend. we have two kids, so while they played my wife and I were weed pickin'.
i would've tilled the whole area instead, but i didn't have a tiller, and i was a little worried about tilling near the trees. some of the roots were close to the surface.
another weeding tip, weed after a good storm. the weeds are perked up so you can see them and the ground is soft so digging out their roots is a piece of cake. some of them looked like friggin carrots.
canuck, i'm not sure i could convince enough people to sign a petition. the place i would propose the mailbox be moved would be another 20 yards away, and people are probably too lazy to walk. when we purchased the place, we asked and the salesman assured us the mailbox wouldn't be there. guess i should've had it in writing! live and learn.

Looks good, Shane! Is the dethatching attachment just a blade that you put on the mower? I've been doing it manually with one of those metal rakes (not the leaf ones), but it would be so much easier with a mower. If so, where did you get it?
