So I have been getting prices an options for the last 4 months on what do do about building a big ass garage.
Where I am you need conservation authority approval before you do anything. So before getting prices, I got approval from them for a 40x40 shop in the back corner of my lot.

So I have 3 potions on building types

Full foundation frame building 14ft ceiling height. (80k plus hst built, with doors) electricity not included, insulation not included, drywall not included

Post style building with a slab on grade 14ft ceiling height (58k plus hst built, insulation not included, electricity not included, doors not included)

Steel building with a slab on grade (40x44 with 17ft ceiling height, full insulation, R13 roof and walls, no doors, about 33k plus hst and about 20k plus hst for concrete. Around 3500 plus hst for doors)

Regardless of bulding it's gonna be around $3000 for electricity supplies(friend is an electrician, no labour :D)

I've helped build 1 steel building previously and it's a lot of work. I need to rent an off road forklift, and possible a man lift. Or I can buy a cheap old off road forklift for 2-3k and then sell it when I am done.

With the other two options they are built I just write a cheque.

Another option is to just find all the trades myself.
I need someone to draw up plans
I need a concreate contractor to do the floor/foundation
I need a framing contractor
and I need a roofer who does the steel roofs.
Does anyone know any of the above contractors?

You can pull this off on your own, it's not even a fraction of the work involved compared to a house. You really just need a concrete guy and a framer, the rest is a walk in the park.

Depends how much you are willing to do yourself. FYI, it won't be cheap even if you do it on your own, the steel building is your best bet if cost if your only concern. Personally not a fan of them.

Realistically how much are you willing to do yourself? Even if you GC it yourself you will be at around 50k. You can do it for less no doubt, just might be at the expense of time and finishes.

Option 2 is basically like this DIY way, except you pay the difference for the convenience and time. I would without a doubt go the DIY way and contract out the trades for the experience, the struggle will be epic but worth it \:D


If you find a good supplier of steel roofs (the designer ones, not factory looking ones) let me know \:\)

I just really need someone to do the drawings, and do the concrete work. The rest I am willing to do!

I got an email back from one guy who was gonna do the entire things for 100k (no thanks!) that we can do just the concrete work and the drawings, I am just waiting to hear back on a price. but I am sure he is just going to sub it out as well, so if I can go direct to the source, I will save more!

I really don't like steel buildings either, I don't want a warehouse in the backyard!

I got a contact today for a framer! but even that I can do myself, I am really just stuck on concrete and drawings

I'll let you know on the roofs!

Why are you stuck on drawings? Just go to any architect, it won't cost you much.

I can recommend an architect if you really need (he is downtown tho).

I can get you a concrete guy, but I don't think he will go to Barrie.

Since you are doing this on your own, I recommend building in a loft and doing a proper looking build with nice gables, etc for a good looking structure. Don't just build some turd like everyone else, it literally costs a few g's more to do a proper design.

Nice. I also recommend you put in a lift. I think you're intending to, with that ceiling height.

Where the hell do you live that you have space to build like that?!

Oh there will be lifts, at least 3 4 post lifts and a 2 poster.
We have 2 acres

I'm probably not the best person to ask about which type of building but most of the stuff sounds like you can tackle yourself like the drywall, insulation, framing so that might save you a good chunk of coin. i guess it just comes down to if you want to DIY or not.

No, my four-post is bolted to the floor. But the jacks on it, so you can pop the wheels off, they can slide around to adapt to whatever size of car you're jacking up.

Probably no loft. I would have to go higher as priority is car storage room, and I can get more by stacking them. The plan is to finish the inside properly with drywall and paint it. I wasn't to to look finished and crisp, clean and bright

In terms of storage room, a 1,600 sq. ft. build can hold 15+ cars on a single level, or even more if stacked. How many cars do you plan to hoard ?

id put the 2 4posts on the very left (using one door)
the two post in lower middle (using second door), yellow car can drive right through to back
whole right side is cabinets/tool crib, seating, coffee table

even extend an awning off one side of the garage over the driveway/parking pad to have cars parked under it

you can fit 8 cars
2 up on hoist
2 right under
2 in middle area
2 under awning

I didn't read the thread... but I built a 40x30 garage with 12' sides barn style. Have an 800' mezzanine that I converted into an office with a full 3 piece washroom on the main floor. Fully finished including heated floors, overhead heaters for the garage and separate zone for the office, I was just over $105k with 2 hoists.
