I signed a 2-year @ 2.04% last month. Was done through Butler Mortgage and lender is First National, large monoline lender.

You can still get a secured LOC. Just do a separate transaction. With PC, I think they charge you $200 for the home appraisal, but it's better than going to the lawyer for the mortgage switch. You never have to renew the LOC as long as you own the house.

So I am leaning towards 2.49% 5 year fixed, it allows me to stay with Scotia which has very favourable pre payment terms (important for me) and I get HELOC prime +0.5% where every mortgage payment increases amount to borrow. ie: prepay 5k one month, heloc loan available goes up 5k (ignoring interest component).
I can get 2.39% 5 year fixed with a no name lender as well, but then no HELOC with scotia at that rate.

2.49 is a good rate. Our no-haggle staff rate is 2.54% right now so you're doing okay.
You can also look into taking that lower rate and getting a HELOC from another lender. There are some favorable reasons to do so.
2.49 is without any negotiation or discussion, just what broker offered out of the gates.
What's the favourable reason to have heloc with a different lender, I can't increase my borrowing amount by what I pay down, so that's a negative.

Wife and I just ported our mortgage to the new property and holy fuck was this CIBC so-called mortgage specialist a dummy. Totally unprepared when we sat down with her last week eventhough she claims to have had our file for months, had the numbers wrong and kept forgetting to send our lawyer the requested docs. CIBC gave us a great rate, but such poor customer service lol.

Go 2 yrs bra, it's cheaper. 5 year ftl The other side of the coin is....fixed rate is at an all time low. Why not lock in if you find a good one? I am on 5 year 2.39 with heloc at prime +0.5
On the flip side it's not going up anytime soon... So they say lol
In any case I've been doing 2 yrs for fhe past few years now and has only gone down every renewal.

don't expect fixed nor var rates to go up significantly any time soon.
and also, with the discount to prime being eroded, the gap between fixed and var has also never been lower

Mom just renewed her mortgage from TD.
2.14% 1 year fixed.
Options were
2.19% 2 yrs fixed, 2.29% for 3 yrs 2.49% for 5 yrs.
I could use Vas' 2.19% 5 year fixed. I got the 2.99% back when Bank of Canada was making a stink about how "low" it was.

I haven't gotten it, cross shopping different brokers. The 2.19 is a decent chunk of savings compared to the 2.49, but not sure if going with a mickey mouse lender is worth it. Still need to figure out prepayments/penalties down the road, etc.
