Jonathan Cooper of MacDonald Realty Vancouver says evidence is mounting the city is, in fact, a special market.

“It’s an increasingly internationally-focused market with demand not just from Asia, but increasingly from Americans too,” Cooper said. He added he understands short sellers are betting against Vancouver, but he believes the speculators will lose."

With the people from mainland China scooping up properties in Vancouver, they paid cash, no mortgages debts there. Some (if not all) of their money are from corruption and doing business back home. The winter weather in Vancouver is milder than Toronto. The flight from Vancouver to ChinAr is around 10-11 hours vs. 15-16 hrs from Toronto.
There are way more Asians (Cantonese and Mandarin speaking) in Vancouver, so you basically don't need English to survive there.

With all the above benefits, the real estates are being bought up left right and centre by fobs. Even if there is a price correction, I doubted it will cause a major collapse for the entire country.

exactly.. how about we stop looking at the sale prices of properties and actually look at the size of mortgages instead... and maybe use that to compare to the sale price.

Vancouver is a bit special because it's on a Mountain side. It's difficult to build the infrastructure for those houses so the inventory is pretty low, driving up prices.

Toronto, the GTA, on the other hand is much easier to build up. The one thing that keeps prices artificially high is the stupid green belt around the GTA. It was built to prevent urban sprawl and as a consequence it's driving up GTA prices into the ridiculous range.

I've heard that green belt may be coming down soon. Several developers are getting permits to build in the green belt.

Still, even with the "green belt factor" the prices are silly in the GTA. Do I need to point to the "Delusional" on that graph again?

no as a matter of fact i read Richmond B.C is full of "low income" families forgot where i read it from, but it was from either a news source or a gov source.

actually, would comparing # of new mortgage contracts vs actual sales give some rough idea of whats actually happening? Just like if we knew what % of the sales figure is being covered by a lender vs people dumping large sums of cash.

EXACTLY! people are talking as if people are buying million dollar homes with the bare minimum downpayment and mortgaging the rest. That is not the majority (i would hope). And my guess is, its a very small minority of people that are maxing out (or going beyond) their mortgages.

People need to wake up and realize they are all speculating with the wrong numbers.
