check this out. this development near our place (of course prime lot spot) right at leslie and major mack has finally come around to where they have the office setup to checkout models. i've been reading up on it for well over a year and even saw the plans awhile back from someone at the company. given the area/prices going over since then...i knew they'd be pricey but thought MAYBE since it's all new home dev (single detached), could maybe get in on it.........

ummm yeah fuckin right! 85 total homes, smallest is like 3,085 sq. ft and they go up from there...lots are like 36-50' mixed....pricing starts at........$1.3 million! wat da faaaaaawwwwwk. i mean they look great and i'd hope the materials used are excellent (yeah right), but home developers are now just taking advantage....that's nuts. mind you the area south of major mack is $$$ homes which are quite large, so i guess they're sticking to that price model/range.
what's funny...from the emails i got from them over the past 1yr plus, the most recent says somethign like "please do not camp out at the office at launch", etc. etc. - so this morning, there's already asians CAMPED OUT in front of the office - zero fucks given. granted i can understand camping out for new models/lower priced new dev areas....but homes starting at 1.3mil?!?! herp derp. i think kennedy/16th was bad for those tiny places vs asking price new with nothing around. i knew bathurt/major mack would be in the millions, but not just here for new homes that is.

I drove by there today, there are lawn chairs setup along Leslie south of Major Mac and I saw Asians already chilling/taking pics.
Anyone else notice the sh!tshow at Kennedy and 16th this weekend? I think they released the last phase of that subdivision, the fob was strong on that one. 2 cops directing traffic in out/parking lot and all side streets jammed. wooooooooooooooooooooooooooooo value

North York is waaaaaay fucking worse than markham. Yes markham has issues around hwy 7 Kennedy maccowan, north York is a fucking shitshow when it comes to traffic. Raocorp isnt in north York proper doe so this is a moot point

One good thing about wifey on mat leave -- I don't have to drive through that clusterfuck to pick her up before going home.

Smart move. My budget is pretty much listed above, 450k would be the higher limit without being house poor and eating Ramen everynight. I'm doing this on a single income.

True, but sometimes i have to go to the other hospital's location at bathurst and finch during rush hour. even then it's still not bad at all, sheppard to bayview to finch across and i'm there in 10mins.

My wife is the 81%, I am the 19%. Now when I say this, her idea of walkable is being close to a subway line and would forgo anything bigger to accomplish that. I on the other hand would want space and would look further out (not talking sticks) to get it.

i agree. i'd prefer a new construction house a bit more out for more space rather than a old house with none closer to the city. that's just me tho.
What people say and what they do are two completely different things.
you mean people don't like bringing their lawnmower through the house so they can cut their 4ft x 4ft back yard? but so close to city.

What people say and what they do are two completely different things. SOOOOOOOOOOOO true. What really kills me is when people get fixated on an idea of what they "think" they want, without quantifying it. I'd love to know big tasty's wife's reasoning on the subway station. Assuming she works DT, her only use of the subway is to get to work right? Assuming 40-50 minutes ride...she'd probably get faster to work from Pickering Port Union express GO train as an example. So all need for a subway is eliminated and big tasty gets a bigger home. And my favourite example is Hatorade's argument for paying 300k+ premium for a home off the 404 vs. 407 (north markham vs. east markham). Not going to open up that can of worms, but just sayin

lol a out fucking time they did something with that field. Prices are nuts, I guess it's not bad compared to angus glen where an attached garage home will start around the same price as these. Damn chinAr money.
I want to put a clean firm offer on a poorly customized 50x125, 3800 sq ft, 2 car garage home in Angus Glen for 1.9 and the seller won't even entertain my offer. W...T...F...? Hurts even more knowing they paid 1.2 3 years ago.
