This makes my blood boil to no end. And yes I know the topic of houses and the prices they go for has come up in numerous threads, but this topic is a little different.
For starters I HATE that realtors set a date where they "accept" offers? WTF?!? Why cause you don't want to miss out on a potential sale? Ya the next time I sell my car, I'm going to do the same thing. Advertise a date and time when I'm accepting offers.
I am seeing numerous houses go on sale and they set the "offer date" for 5-7 days after the house goes on the market. Y'know, to rush buyers into making a decision. Anyway some of these houses don't end up selling in those few days. Not because no one is interested, but because they didn't get the bidding war they were expecting/wanted.
So what do each and every one of them do? They increase the price. On average, they increase the price by $50,000. I'm guessing this is to en sure that they get what they were hoping to get for the house. Then why didn't you just list it at that price to begin with?
I have spoken to agents whose houses didn't sell and they increased the price and their response was always the same. "We wanted a price over the asking price" 
Well sure enough, the houses end up selling for more than the original asking price

Not sure if his billboard is still up at the EY/Leaside border on millwood, but it says "Welcome to Chris Clarke Country" as you enter EY. 
Old white people eat his sh!t up, they all list with him.

The whole real estate system is a sham. We were involved in a few bidding wars recently, and it's ridiculous how it all works. IMO, this system is a huge reason why the market is so hot. Prices increase so much faster with the blind bidding system. If some idiot decides to outbid everyone by $50k, that price is now the benchmark for the area, and the next house will go for more.
