I want to stay here because I love it. You think it's bad, and I think Mississauga is fucking brutal, you have to drive EVERYWHERE. You have traffic and no way of avoiding it, i mean what normal street requires two turning lanes, that to me is fucked. It's different strokes for different folks. Regardless, the way i see my life unfold i will probably have to live in the 905 as most jobs that require my skillset are in the 905, same applies to my gf.

i could be off a bit on my initial purchase price and who knows the condition of the sold house but the numbers are still close enough. and its right in the heart of the baller area so i think thats why the growth wasnt nearly as high as some other areas...because its a pocket of normal houses among huge ones.
its still retarded though.

unless you live downtown you are driving everywhere in toronto to.

its very similar. depending on where in sauga you are you may or may not have stores within walking distance. same for many parts of toronto.

Erin Mills area housing is a bit insane these days. I was looking back in December and put in offers on several places that went for more than closing. Ended up getting one place just under asking that I fell in love with and was just over 1 year old. If you can deal with a commute to wherever you are working definitely look outside of Mississauga.

Im still not gonna live in meadowvale, cooksville, creditwoodland, clarkson, malton, etc and I'd only consider living in erin mills, port credit and lorne park - that's it.

Historically houses rises in step with inflation, they aren't really good vehicles of investment and in most cases lose money because of the maintenance costs. And losers when you factor in opportunity costs that you may have used that money and put towards other investments.

Toronto prices burst in the early 90s and stayed stagnant for several years after that. It really blew up after the bubble burst ~2001 and people were chasing money outside of the stock market.

House prices since 1953. look at the correction in the late 80's, and where we are now. Population keeps growing, and new construction within the GTA can't keep up. Limited space, zoning constraits etc. economics 101, supply does not meet demand



Bear in mind this is tax free, I don't think you can say the same for the stock market

Wayne that graph takes into account appreciation only, an equity or fixed income security doesn't require property taxes, upkeep, a new roof, etc. There are no maintenance costs. On the flip side, a stock doesn't provide shelter like a house does. It's a dumb comparison imo to compare stock vs. house. We all NEED a house, we don't need stock.

Come on Vas, it's fucking Davisville, you have to expect crazy prices in the residential Yonge and Eg area.

Wife and I were driving around between Leslie and Don Mills between Lawrence and York Mills. This is my ideal neighbourhood that I would live and die in. Quiet streets, nice sized lots and still close enough to everything.

I met up with a realtor during the homeshow a few weeks back who put me on her dist list for houses in that area, they come up so rarely that you would have to do a buy first sell later just to get it quick.

This is not exactly in the area but still a decent house for the same price as what you have above:

That's actually bayview/eglinton area.

As far as the area you mentioned, that's a VERY nice area, i have a friend who lives on Greenland, amazing hood and right by the DVP. Getting in there is super tough though.

No, but upon disposition of an equity, you have to pay capital gains taxes. Also, you are gambling that particular equity appreciates at all. (unless you aer talking bluechip). If you invest in mutual funds, then you have the MER, ETFs are a faily recent thing, so I don't think you could have invested in them in the 50s.

I'm not saying that you should invest in realestate over the market, all I'm saying is that if you have to buy a house to live, chances are it'll be a smart investment.

yeah, welcome to the party, it's fuckin stupid/unfair to have to buy a place in/around Toronto. esp if you don't make good coin or shack up with someone. the market has bounced back in just after the new year, esp compared to the drop (not as bad as US) we saw back in oct 08-march 09. i bought in march for july 09 move and the market had JUST started to pickup and is back on track now. wait till this summer 2010....it'll be sky high again....homes already and condo's seem to be rising again too.

Well, I've never lived downtown Toronto, so I have no desire to be there. I've always lived in the 'burbs - grew up in Rexdale, moved to Brampton, and now Mississauga so I'm used to driving anywhere to shop, eat, etc.

We really wanted to be in certain areas of Mississauga, and were looking in the same area as the OP - Erin Mills area (near Erin Mills Town Centre, although east of Erin Mills Parkway), but that get's near the Chase and no homes in there for under $600K. We also like Credit Pointe area, but again too $$$ and inventory was very low. The final area, and where we eventually bought, was in the Grand Highland area. Paid slightly over our budget, but we love being here. It's central to everything we need and do in Mississauga, and it's where we used to spend all of our time on the weekend, even when we lived up in Brampton (we never spent much time in Brampton, except when we were at home). And it's a plus being close to the 403 and 401 and, for the handful of times a year we actually go downtown, I can be there in 25 minutes (on a weekend - no traffic).

It's a great time to downsize. Just sold my T/H on Hurontario about a month back. Had 40 viewings and 6 offers -well- over asking price in one weekend. Was going to shack up w. the 'rents 'till the perfect place popped up, but I found it and am now spending close to 300k for a CONDO.

A friend of mine is also downsizing, and is having a blast putting offers on places (NOT). Tonnes going for well over asking with no home inspection (crazy on anything more than 5yrs old IMO). There are just so many buyers for semis and large towns there are heards of people going from place to place as soon as they go up for sale.

There will be a lot more stuff for sale in Mississauga in the coming months. With more availability hopefully for buyers there won't be rediculous bidding wars. There will also be a lot of shit holes that will go for sale 'cuz "something similar" was sold down the street for XXX dollars.

Oh, Im going to look at 2 more houses right now in Erin Mills. I found one that's very run down and it's not on MLS and priced VERY cheap.

The other one has a pool, thought it would be good for my son, but it's 40k more. whatever.

the post about mississauga and how you have to drive all over all the time; nah, 2 areas i lived in were not like that at all. there are ghettos areas that amenities are all walking distance.

some part of erin mills are like that. dixie/bloor is like that. close to buses to the subway station, groceries, schools, etc.

i live with the gf downtown and yes, if you go out, is "walking" distance to bars/lounges/ etc, china town
