My parents say the same thing to me about houses. They cant believe how much condos are here. I also plan on buying a house in mississauga/oakville and the prices are nuts.
Some coworker friends of mine bought a nice place at the trafalgar rd/dundas area and paid something like $460,000

Im actually considering to say fuck it and take my son and move to the country because houses here are NOT worth that much. I tried to find a run down house and had no luck, but I only found one and it was sold for 35k above the asking price and it needs 100,000 + worth of work.

when my rents bought their first house in sauga in 80 something it was about 340k.
similar house on that street just went for 680k.
lol, u sure? My parents bought their house for 120k in 84 and now it's worth 780k. My Dad just couldnt believe how much the house went up in 25 years.

oh god, i just loaded up mls and picked a random location in mississauga and put the prices between 400-450, i almost died looking at what is available in the price range. i'm going to see what is available in essex county for the same price.
I couldnt fucking believe how cheap the houses are in Belle River and the size of the lot for the $$. I would move there if there's something for me down there.

The market is far too hot right now to be getting in, if you can hold off on your purchase then do so. This trend won't keep going for much longer, i assure you.
*shrugs* that's what people told me back in 2006 and told me to hold off buying the townhouse Im living in. Im glad I bought it cuz it's gone up 75 grand in the last 4 years.
Where or why do you think it'll cool down? when will the new mortgage regulation kick in? i hope it'll draw out the spectators w/ the 10% down instead of 5%

dude, read back the multiple threads we've had here.
It's going to start with the condo market and then the rest will go down the shitter. With all the ready to unload speculator condos that are coming on the market this year, you will see shit hit the fan (late this year/early 2011). That will trickle down to housing. Anyway, sure people were saying shit back in '06, except this isn't '06 and times and variables are totally different.

ooh, I didnt see the added part of the post.
Truth is, when I sell my house and I get another house I'd get maybe a total of 10 to 15 grand added onto my mortgage. The low interest rate has helped me to pay down more on my mortgage so far.
*edited* reasn why I m looking NOW is bc of the HST bullshit. I'll get dinged more on the resale if it's more than 400k.

My parents bought theirs for under 200k in about 85. Houses on the same street (they're nice and fairly new mind you) are in the 1-1.5 Mil range lol. Take about appreciation.

ugh dude, do you do your homework? HST applies to "new" builds only. For all other real estate transaction HST is only to be paid on services provided by lawyers/inspectors/etc which isn't much by any amount.

Don't know the details but I do know they have a small renter house in the backyard that they can rent out (not big but can get tennants) and the house is semi decent size, nothing crazy though.

Your parents are EXTREMELLY lucky, i've seen your parents' house from your cars pics (3 car garage and pretty big)...they bought before the crash in the late 80's and are chilling. Some people get lucky, and some who buy now don't get lucky

You are crazy for wanting to live in Toronto in such a small house. Im curious why do you want to stay in Toronto? what is it that appeals you to stay there? I found NO interest for me to stay in toronto, roads are bumpy, people cant drive for shit, traffic is too heavily congested inclluding all major highways are a clusterfuck, city land transfer tax, bullshit city of toronto add on taxes on everything.
