That all does sound super shady.
On the other hand, if you sell your property for $2million less than it's worth, that just stupidity. People need to educate themselves. Also, people need to get contracts reviewed by a lawyer.
Sounds like a whole lot of stupid going on in the BC housing market.

my aunt and uncle just bought a beautiful house on the coast of BC for 600ish k. they were saying that vancouver pricing was fucked.

600k is actually a good deal over there.. lol
i gotta get pics of this place, when you fly into vancouver it's another 20min small bush plane ride into the area, then a 10 min drive from there. it looks out to the ocean, all modern and renovated and shit. they closed on it today.
