Another reno thread.

Well I thought I'd start a thread just to show some progress we've made on the house since purchase in mid Sept. We're making some pretty big changes to the downstairs (walls removed, etc) I've got a fridge and range waiting in the garage for our new kitchen (Yay Kijiji) and we're slowly making other purchases along the way. Luckily for us the gfs dad does kitchen design for a living and helped us design exactly what we wanted. We got a smoking deal on the kitchen as well so that really helped (The prices of kitchens are out of this fucking world, Vas I'm sure you know this, lol) I also gotta thank Gene for the info on the flooring, that saved me a shitload of time and we also got exactly what we wanted.

Here are a few before pics of when we first moved in. House is 4 bedroom, 2.5 bath, 3 car, about 2650sqft not including the finished basement. Sits on a corner lot in a nice mature neighbourhood. It also hasn't been touched since '92 when the original owners took possession.

From the kitchen looking into the familyroom. (I need a wood burning insert for that fireplace)



GF couldn't take the borders for more then a few days.



First thing to come down was the wall that separates the kitchen and family room. Once this wall is out I'll be putting in a 18ft LVL laminated beam. that's really going to open up the space quite a bit. I also need to re-route the HVAC but that's not a huge deal.



Bulkheads are ugly so I tore those out as well.



Then the wall inbetween the sunken livingroom and soon to be diningroom came out as well.



Once that wall was out and I ripped a bit of the carpet up to expose the subfloor, I raised the sunken livingroom.





Let's not forget about all the popcorn ceilings we scraped \:\) *Pro tip*, wet it down beforehand (Or else you'll have dust everywhere) with a pesticide sprayer. Way easier then using a normal spray bottle. We also left the carpets in place and rolled all that nasty shit up and dropped it right in the bin that's sitting in the driveway \:\)



Then it was time to get the other bulkhead out, but before that I had to move the fridge and all the uppers.



Other bulkhead is out and the cabinets re-installed.



No walls anywhere!



Flooring that we picked, 7 1/4in Mercier. I can't wait to put this stuff down.



And now the scorn of my fucking existence for the next few days.. Tiles and about an inch of masonary concrete



That's about it for now. Lots of tile to still remove and I also need to pull out the sink/lowers in order to rip the tile up from under there. Not a huge deal though I'll just re-install everything like I did for the upper cabinets.

Yup, after this is all done the vents will be cleaned and if I've got some $$ left in the budget a HRV. Fucking dust gets everywhere, there's no stopping it

Did you have an engineer determine the size of LVL you would need?

Any permits for the wall removal or just gung ho? I'm in the process of the same with the wall removal but engineers wants $2000 just to draw up plans for permits so I've been trying to do my own plans (already had an engineer in who did his drawing for what size beam I would need) but city wants whole house plans so they can do their own calculations, fuckin cluster duck

I'll plead the 5th on the permit for the structural changes, lol. Although I'm not doing any of this without the recommendation/help of my buddy who's been a contractor for over 25 years. Whatever he says goes when it comes to stuff like this. I know he mentioned that with the beam we are using we could span around 20ft (Which we aren't even close to, I think our span is about 14ft).. We'll also be adding a support beam in the basement so the load is transferred to the foundation properly.

Look into painting them first. The doors are the most expensive part of the cabinets, lol..

What's the purpose of sunken rooms/layout?

I have a sunken powder room: down 2 steps, to the left is the powder room, to the right is the basement door. \:\| Fucks up the headspace in the basement ...

Holy fucking shit that's alot of work ... I wish I paid for the fucking flat ceiling upgrade, now I have popcorn ceiling \:\(

I dunno, apparently it was a fad back in the day. We hate it. If you're careful with the popcorn removal you won't even need a skim coat after wards.. You can use drop clothes (Big plastic ones from Lowes/HD) and tape it against the walls to catch all the popcorn when you scrape it off. After it's done, roll up the drop clothes and toss it in the garage. No mess! (Or very little)

It's also a lot less time consuming then taping/sanding.. Our ceilings look really good underneath to be honest. They save so much time by spraying that shit.

We had one of the walls in our basement with popcorn sprayed on it. "Handyman" who finished the basement for previous owner was a joke so he used the popcorn effect to cover his shoddy work

Sunken rooms are to make the room taller so you'll have a more "grand" living room

Your sunken powder room is probably because it is under a staircase and there's no room on the main floor for a powder room

We scraped the popcorn ceiling ourselves in our current livingroom / dining room and it turned out well. Painted and it is a seamless transition to the already flat ceiling in the kitchen. As long as the popcorn is not painted it will come off relatively easy.

It does make a difference though. I did mine when my wife was visiting her parents, wanted to surprise her. She walked in and had a sense that the living room looked different/cleaner without me telling her what I did.

At the very least it's a nice stark white surface vs the textured, dull and dusty with age ceiling.

I basically just made another floor over top instead of trying to raise the existing one (Which would have been almost impossible). So 2x6 joists, 16in centers and 5/8 tongue and grove plywood over top, 6x2 headers against the far wall and along each side. Had to shim quite a bit of it because the floor sloped down and inwards towards the front of the house. I also used LePage PL400 anywhere wood touched each other (joists to plywood, or joists to shims, etc) to stop any squeaking from happening in the future.

Got all the tile ripped up everywhere but the kitchen. Tonight I'll have to pull the lower cabinets, and figure out what I'm going to do with the sink and hopefully get the rest of the tile removed.

As for the popcorn ceiling it really just looks like shit to be honest

Yeah renos always break time constraints, I'd love to have all the hardwood done on the lower level in the next week or so. Problem is everything requires something else. Cambria guys can't come in until the kitchen is done, so add another 6 weeks for countertops once the kitchen is installed, etc etc. Then I have all these little side projects (Refacing the fireplace, hanging the TV, running IR repeaters and shit, maybe doing some builtins on each side, etc), the powder room needs to be re-done so I need to re-tile that, then I gotta build a little riser for the washer/dryer because they're too low, then I gotta tile that fucking room as well, lol. Fucking shit never ends

Thanks guys! Pulled the kitchen lowers out today, disconnected the plumbing/drain etc. Got all the tile out from under that and the rest of the breakfast area, then re-installed everything. The bin is almost full, can't believe there's that much shit in it. Also pulled down the drywall in the breakfast area/kitchen so it will be easier for me to re-route HVAC and also run new electrical for the pot lights, etc..

Also just had our latex mattress delivered about 20mins ago, going to crack a few cold ones and have a great sleep tonight.

Pft, not even close to Wayne monies \:\) I've got a 50k reno budget (give or take).. Where we really saved was the kitchen, if her dad wasn't in the business the kitchen we're installing would be 50-60k all by itself. So I can understand when people can easily drop 100k into a reno, especially if they're hiring everything out (Which we aren't, we're doing most of this ourselves)

Thanks man, we're looking forward to it as well. Electrician buddy comes in Monday to wire up the kitchen so I've got a little bit of work to do before that (Take some additional drywall down, etc). LVL should be in early next week as well. The pain in the ass right now is just timing everything correctly. New floor needs to go down but I'm not going to drill holes for the plumbing for the old kitchen cause it's no where near where the new sink is going. And I can't not have a god damn kitchen so it's just back and forth with stupid decisions. I wish I could just rip the current kitchen out for good, install the floor, get my plumbing in place (somewhat) then leave it all bare until the new kitchen comes on the 16th.

Unless we use the sink in the laundry tub

Little update.. Got the 18ft LVL beam in the garage, that will be installed next week and I'll finally be able to rip down a lot of that side wall. Electrical is all run and ready to go (4 pendent lights, 12 pot lights + undercounter + cabinet lighting).. After the beam is in place I can start drywalling the ceiling (Going to insulate first for some sound proofing).. Kitchen should be here next week! Getting closer!

Got a lot of work done yesterday..

Support wall in.



Cutting a hole through the subfloor in order to put the studs in that will support the LVL.



Old wall out.





New supports are in on each end and the LVL is in place. (Middle 2x6 in the pic is temporary and has been removed.)



Today I'm moving over all the HVAC for the upstairs master and the little ones room. (Pro tip, cut the subfloor and move it that way instead of trying to do it through the basement ceiling.. A lot easier and gravity isn't against you \:\) )

The header between the basement door and the original wall is also being removed and will be flush with the ceiling (so it will look like a doorway was never there). After that I can start on the drywall.

Not much of a choice, gotta live somewhere \:\) The Xmas tree is fine, taking down that wall wasn't really messy. Removing the tile was the worst of it.

The good thing is you don't have to worry about taking your shoes off when you come into the house! \:\)

Once I start the flooring and rip out the old kitchen for good, the kids are going to stay at their grandmas for a few days. That will let me shut everything off (gas, water, etc) and not have to worry.

Resilience channel going up before the drywall + Roxul Safe and Sound. The reason for the resilience channel is for a physical barrier between the drywall and the joist(you don't want them touching) Really cuts down on the sound that will travel from the upstairs through the floor/ceiling. Plus as there's no such thing as a house that's completely straight/square the little bit of give in the resilience channels helps to make sure your drywall is nice and flat.



It was also time to move over the HVAC which was pretty painless (Sans all the cuts on my hands)





After the Roxul and resilience channel, it was time for some drywall. Buddy and I put this up.





New header I put together from three 2x8s for the opening into the dining room that I widened a bit.



Jack studs and king stud in place.

Bigger opening with new header in place



Now it's time to completely remove the doorway going into the family room and flush it with the ceiling..

First thing I needed to do was re-enforce was what already there to handle the load. So I needed to double up the 2x8 and add joist hangers to all the 2x6s.



Here's the two 2x8s resting on the LVL


Everything removed, only the temporary supports remaining.



Before I can remove the temporary supports, I need to replace the king stud that I cut out.



And here we go, support in place, temporary supports have been removed.

Most of the demo went into the bin we rented, that's been gone for about two weeks. I load up a trailer with the rest and make a run to the dump. Screws were used because I didn't have nails \:\) I asked my buddy beforehand, he said not to worry about it and just screw the shit out of it, lol.

Drywall has been taped and mudded, 1st skim coat has gone on in the hallway/entrance. Familyroom will be skimmed tomorrow along with the kitchen. Getting close to laying the floor, can't fucking wait for that to happen!

Before we sprayed the ceiling we had to poly everything, apparently this shit dries extremely hard, so I didn't want any of that on the walls. I think I spent more time taping and putting up the poly then my buddy did spraying.



Moving shit around is becoming a giant pain in the ass.

Colours, colours and more colours.



From the front of the house until the back of the kitchen is 50ft. I'm glad these boards are wide, it speeds things up a bit. My buddy Colt is a master at this shit.



Not to shabby but a lot more to do.



I also hauled all the base cabinets out of the garage and our kitchen guy came by and installed them. Slowly but surely.



All the old uppers are in place still, I'll take them down once Cambria installs the countertops. Those are being templated on Thursday.

Finally starting to come around. We wanted a 42in space between the island and the base cabinets on the wall. More then enough room now that we ripped some walls down and put up that LVL. Won't be bumping elbows in this kitchen.

Floor is also glued being that it's so wide, no need for felt or rosin paper. I also rented a screw gun from HD and put 1500 screws into the floor (They were originally nailed). Broke out the sander in a few places where there were some high spots that didn't require leveling compound.

I did the kitchen myself. It's not hard just time consuming and a little stressful getting everything level

What counter tops did you go with? We are going with granite, but unsure if 3CM is worth the extra cost

Yeah, it's like a puzzle for adults, the bases took maybe an hour? Nothing really complicated, I leveled all the ones against the wall myself with shims. It really is simple. The biggest pain in the ass was bringing them into the house, some of those triple pot drawer ones are heavy!

Countertops are Cambria. I've heard their templating technique is pretty cool, can't wait to see them in action tomorrow. My only concern is going to be the seam in the island (Island is 13ft long). I hope they put it right in the middle of the sink so it kinda disappears.

The real battle is going to be bringing the fridge and the range in from the oven. The fridge is something like 550lbs

15gauge 2in staples go through leveling compound just fine, although it shouldn't be more then 1/4in or they'll deflect. That's why I laid 1/8in MDF over the subfloor in the super low spots before I put down the leveling compound. I haven't had any come back up through the floor, so I think it's working \:\)

Cambria showed up this morning, took the countertop template. I'm glad I got to pick where I wanted the seam (Which is going right in the middle of the sink cutout). Pretty cool setup, they didn't take long, all done with this pivoting laser camera. Should have the countertops in about 10 business days.

Once the countertops are in then the uppers will be installed (I've got two big glass uppers that are actually on the countertop. Going to borrow my buddies AirSled to get the stove and fridge in place in the next day or two. Finish up the flooring, then start on the crown/trim.

not about going through the leveling compound, I have no doubt they can penetrate. The issue lies when the compound breaks, and now you have loose chunks of compound under the floor so when you walk over it you will hear crunching sounds.

Jay, I wouldn't use a Sharkbite up inside the ceiling (Or anywhere you can't get to it).. Great for something quick and dirty but I wouldn't bury it.. I'm just using 90 degree sweat fittings like below, then Pex the rest of the way.

I agree. They make it look so easy but don't tell you that they most likely will fail one day lol. I've seen people using them for all their fittings. Mind you they weren't too handy to begin with.

That's where we disagree. I used to think pex was great until we had friends who had a flood when a fitting broke. Also a quick search online shows many the same and also how delicate pex fittings can be under certain water qualities.

There's also an unsettling feeling when California has banned pex in homes.

Copper is proven time and time again. Sure it's more expensive and takes much longer to install and you definitely need some skill to solder but it's something I rather do and sleep better at night.

Use mapp gas and oatley tinned flux for a better connection to older copper plumbing where it is more tarnished and may not get as clean when you scratch up the fittings for assembly

Pex can be a disaster but it all comes down to the quality of fitting and tools used. It's very easy not to clamp a fitting right and for it to fail over time.

When I said "better" I meant overall, I agree copper is nicer and a better plumbing material for longevity, but I am factoring in health risks.

From my understanding copper leads to health issues as it releases some harmful elements over time, which is why some places don't even allow it for new builds and only pex can be used.

Also didn't know about CA banning it.

I agree I would like to have 100 percent confidence in pex but I think for now I will wait a little longer till it's proven a bit more, as I love the advantages it has over copper and from the times I have used it at the cottage it made everything so much easier to deal with

I was up early on Sunday and got a shitload done. We finally have a working kitchen now and I can stop doing dishes in the laundry tub

Cut some old copper out, sweated on two 90degree Pex connectors then ran all that through joists and up underneath the sink. Got the drains installed and run back under the floor to the exterior wall and tied into the existing drain/vent. Got the faucet installed (Which was a fucking bastard, hardly any room in between the sink basin and the cabinet. Got the ice maker in the fridge and the dishwasher all tied in under the sink as well (Yay for Pex Quick connects). Ran power for the dishwasher and popped that up through the floor as well. Amazing enough, zero leaks (Mad soldering skills yo!). My only issue was with the connection to the icemaker (Just needed to be tightened)..

Used the dishwasher for the first time in weeks, what a relief that was \:\)



New faucet



All the flooring was finished up on the main level lastnight as well. My buddy came over and we worked till probably 10? lol.


Upper cabinets should go in this week along with all the pot lights and pendant lights that are roughed in over the island.

Once I clear out the living room/family room I'll take more pics, plus we haven't even painted yet or done the baseboards (House is far from being done) I've still got shitloads of hardwood stacked up everywhere, lol. I am going to finish up the slate in the entrance way today as well, then grout it tomorrow. Neverending projects.

We were just talking about a pot filler this morning I need to get the line run before the back splash goes on. I definitely want one. Problem is most I find aren't long enough ( I want to side mount it, not center mount) so it's gotta reach the far end of the range.

Yeah, it's pretty plain now. No lighting, no crown, no baseboard, the decorative posts for the left side of the island aren't in yet, etc. That's the stuff that will really make it look good.

Put a long day in with a buddy and we have almost got the kitchen done. All the riser + crown went up, light valence installed, got the toe kicks and baseboards installed. All the pot lights, etc. Ran all the wiring for the undercab lighting as well. Those should be in today, then I can drill the cabinets and get some lighting in there as well. Need to get some T45 edison bulbs for the pendant lights as well. Gotta go pick up the hood insert and get that done to.

For uppers if you go with glass doors/shelves you are looking at about 100-200/more per cabinet.

my house is a disaster.



started today. by the time i left for work they got the cabinets out, appliances moved and hooked back up in the living room lol, place taped off etc. old tile out, and probably some other stuff done.

i'm going balls out one time. new cabinets, tile, backsplash (copper? lol) moving the sink and dishwasher against the wall with more cabinets so opening it out, hot water line to the garage, granite counter tops, new fridge, microwave and range (dishwasher still SS and never used, stove is SS and replaced when i bought the house looks new enough) sink and faucet, paint, new back sliding door, under cabinet lighting. FML

that entire breakfast bar/sink situation is going. i was thinking about putting the fridge against that little section of wall but i don't think there will be enough space, when you open the door it would hit the stove...small house problems. also you can see why i hate that stupid ass fridge i currently have now.

oh and i'll be T'ing off from my RODI machine for the fish tank that's in the basement to the new fridge so i'll get nice 0 TDS water.

for flooring i decided on this porcelain tile tile that looks like wood. that sample is something like what the granite will look like and then white cabinets. for the back splash there's so many choices so i'm letting my mom and sister in law deal with that shit.

I agree on that! When I was redoing mine over the winter (still have some finishing coats to do on the new cabinet fronts I made) I really regretted not having a sink or dishwasher.

I've got something like 18 of these in soft white if you're interested. You can wire up 5 or 6 to a single transformer that can be be hard wired, etc. I've got the transformers as well. I went with 4200k ones myself (Had to custom order them)

You can get an even beam with the puck lights, just depends on the bulb angle. 120 degrees makes it pretty uniform.

Here is the kitchen from our Brampton house, it's no Bill, but we where selling and kept it under 20k. The kitchen was 24x10 I think?
It was huge, I miss it lol. I did everything on my own, but had dad come and help do the top cabinets.
It was a lot of work. We did not change the appliances or the floor, or lights or remove any walls lol.
I think total cost for everything came in at $18,XXX

I had Bill dreams but my wife squashed all the cool ideas, rightfully so. We just needed something fresh and clean for the sale.

plz do. i'm researching under cabinet lighting right now and i'm not sure if i want to just get a kit or even go as far as running an extra outlet to the bottom and then to a switch on the wall.

i've actually put a bit of thought into this lighting thing, new fridge will have that middle drawer which i'll fill with snacks for the kid. I also come home late at night and the place is dark making me trip and almost break my neck so i've been thinking about putting the upper bottom cabinet LED's on one switch, and the floor cabinet lights at the bottom on another switch so i can leave that on and not break my face, or the kid can see where she's going if she goes downstairs in the middle of the night for a drink or something.

also, i don't like it when you can see the lighting, so i'm asking the cabinet makers (cabinets have been measured and are building right now) to add a 2" lip/skirt to tuck the lights up into it so you don't see it.

this looks terrible.



trying to pull this off so i can just leave the bottom floor lights on.

I like the toe kick lights, although they're a little ricey for me. Those puck lights for the under cabs are the completely wrong ones, they look like fucking spot lights, lol! This is why you want a wide beam angle.

oh no the hardwood you see there is the first row for the living room. he said that he's going to make a transition piece to the tile so there's no bump there, should come out clean but let's see.

you know what's cray tho, later on in the year we are planning to replace all the hardwood in the living room all the way to the front door, maybe to darker haven't decided. get rid of popcorn celing and put pot lights and paint. continue that hardwood for the stairs, new railing, and continue all that hardwood into the master, hallway and two rooms. paint the top floor, and update both upstairs washrooms (just new tile, mirrors, paint, vanity, tub and shitter). the powder room i'll update myself with a new vanity, mirror paint and shitter and then i've renovated this entire fucking house in 5 years. oh getting the roof done too this year, windows are new enough they can wait. \:\|

Kind of. I only wanted the basement done and replace all carpet with hardwood. Wife wanted the master bath redone. Also my daughters bathroom, but that was just going to be replace counter top and new tiles. That turned into a gut job and everything was new except for the tub as we liked the original one lol

All in all we were 20% over budget lmfao as we didn't want to cheap out on certain things and regret later on. I'll just say that I had no idea how much material could cost on certain things like the glass for the shower cray cray

Previous owners had about 50% of the windows replaced before we bought, I need to do the rest as well as the patio door. Although that's not very hard, $500 or so and a few hours work. Windows on the other hands are a pain in the ass, but there's no way I'm paying a company to swap them, that's the biggest fucking racket out there. I've got a contractor buddy who can get them direct and again, as long as you're measuring properly, they aren't a huge deal to swap out.

When I'm ready to do mine I will hit up the winter "home show" and try to get exhibition pricing. Will also hit up home depot to get a big company backing it and save from dealing with small independent places.

That balance between less cost and less bullshit.

me too. luckily i have a friend who's an electrician that lives 5 mins away on teston rd. he came by after they left, also had him come in and OK the electrical for the basement when that was being finished because i had them put in a breaker specifically for the fish tank, i had no idea what i was looking at lol.

Left to do:

stairs and railing - should be quick

stain all cedar

natural gas line for bbq

interlock around perimeter of the deck and small flower bed. Been rough without a bbq

Because of the VOC ban, oil stains have basically turned to shit. 2yr maintenance vs 5yr. I'm hopefully going to pick up some TWP 100.

That's the one! I'm thinking of either the cedartone or the honeytone. I don't wanna add too much colour to the cedar to be honest. Although the more colour that's in the stain, the better UV protection it has. If you're ordering let me know I need a 5 gallon bucket as well. I need to order the Gemini Restore-a-deck kit for cleaning to.

That's the one! I'm thinking of either the cedartone or the honeytone. I don't wanna add too much colour to the cedar to be honest. I think you'll be fine since it's cedar. If it's pressure treated that most people say that you need to let the moisture out of it for a year.

Also, if you want it to look like natural cedar, make sure you don't get too dark of a stain. That's why I want the cedartone or the honeytone. I don't want my shit looking super red.

we have a sprinkler system at our place, front and back (previous owner install), pretty sweet setup with drippers and all. used it on and off the first couple of yrs but uses to much water so didn't bother.

i'm wondering how much i should be watering. i split it up into two zones, one for the side and one for the front yard since there's not enough pressure to have them all on at the same time. so I basically run zone 1 for 20 mins at 4am, then run zone 2 for 20mins at 4:25am. can't wait to see my water bill

it definitely takes a chore out. even if i can to manually turn it on it's as simple as turning a valve and everything is watered. i'll try to calculate out how much more water i'm using, but honestly between the fish tank, lawn, and washing cars i go through alot of water lol

Try your best not to water daily, ideally you should only water at the very first sign of drought (the grass will have a greyish look to it)

Reason is you want the grass roots to grow down deep to get the water, which helps it when the temperature gets really hot.

Watering daily will have you getting mushrooms, red dust, moss & once the hot weather gets here the sun will dry up the water near the top of the soil, just wasting your money.

grab empty cans of tuna, or any can about 1" in height same diameter at the tuna can like cat food. Place said empty tuna cans in various spots on the lawn, turn on the sprinkler & time how long it takes your system to fill it 3/4" to 1". That's how long you have to water for & will also tell you if the coverage is even across the lawn for that zone.

I ordered 3 gallons and my co worker is bringing it back next week. She is like 5'1 so I felt bad ordering a 5 gal bucket lol. Obviously can't have her doing csi missions either.

I am going to that part of the states late this summer so I can grab stain for you then. Let me know if that works and I will let you know when I am going as we get closer.

i remember you telling me about that, that's my next move, i'm re-doing my fish tank water change setup so i'll have a 50 gallon drum available and i have a bunch of pumps, they should be more than enough pressure for the sprinklers. i'll have to re-route a downspout and it should fill up.

I built my own because there was nothing small and practical that i could find, Ikea does have a rolling kitchen island table thing you can have two stools work with it...that's your best bet.
