Edit for context: Houses near me are sub 1000sq ft bungalows built in the 50s.
Lot size is wider, but the house itself is much smaller. Most don't even have garages. The going price on those are between 800 to 830 depending on condition and amount of refinishing inside. So for 50k more, u get more size and more floors in a similarly good location + less property tax + attached garage & driveway. It's just the reality of *houses* in more desirable neighborhoods.

That Leaside house will get torn down and built up again with the quickness. I drive through Laird (north of Eglinton) dropping my wife off to work, crazy to see what that area is turning into day by day.

It's pretty common practice. I know the #s are staggering, but it absolutely is not out of the ordinary for that area.
