Looking at potentially making some upgrades for the purposes of selling (ie don't need the best quality). Main floor, basement and second floor hallway are already done. Just looking at what it would cost for hardwood in 4 bedrooms and granite in the kitchen.

Let me know if you have any referrals.

Simplex Granite and Marble at Leslie/7. Not a professional place by any stretch of the imagination (guy might be cutting his toe nails right on his desk - that's bare feet as well) but prices are reasonable and the cutting happens in house unlike most places that just have a showroom and need to take it to a cutter.

Also, don't buy that Chinese 3/4 granite with sandwiched edges, garbage. SImplex will miter the edges to get the 2" look so you don't see a line where they had to thicken it.

Thanks guys, I'll hit them up. Comparables in my area all sold with granite and hardwood on the second floor so I'm thinking I should probably do the same. I'm REALLY trying to avoid doing the hardwood upstairs which would involve having to move out all the furniture, not to mention all the dust.

Ya but I already have the hallway upstairs done in hardwood so having laminate against hardwood probably isn't ideal. Then again will the Asians that buy the house care?

But thats for the home you're living in, correct? I don't mind paying extra for my home, but would you have used them if you were planning on selling? Don't get me wrong I'm not looking at getting a shit product. I think you know where I'm coming from.

I see your point, you aren't looking for the best stuff for a flip

Brampton Hardwood Floors usually have decent pricing for all types of flooring. Not the best shit, but for a flip...who cares lol. http://www.bramptonhardwood.com/sales-of-the-month

Going to check them out. I've been using the builder counters for 4 years. Want to add some bling in the kitchen.

Is the costco stuff "nicer" laminate? I like their prices, but I've never been in to check it out. I need lots of lamalate floor, old house, no more carpet.. I like the stuff at HD that's like 2.50 a foot, but I've been waiting for it to go on sale for a while now.

It's good but not a lot of variety. We did our basement and it is thick and comes with the backer already on it so no extra padding required. Holds up well and install is easy.

I love the way this thread is going lol. Just a few years ago people would scoff at laminate but I guess it has come a long way.

it def has. 12mm thick, easy to install, doesnt scratch or dent, and looks great, esp cheaper than wood.

all positives!

I'd put laminate in the basement for a rec room or something, but upstairs would get hardwood.
